Mobile homes carry considerations a regular house sale never touches
This is not a generic "we buy houses" site with the word house swapped out. Manufactured housing has its own titling, its own park dynamics, and its own relocation questions. Here's what usually drives the answer.
Condition and repairs
Roof coating, air conditioning or evaporative cooling, plumbing, soft floors and sun damage all affect what options are realistic in Arizona.
Title and documentation
Arizona ADOT issues certificates of title for mobile homes, and a separate title may exist for each section of a multi-section home.
Affixed to real property
If a home has been permanently attached to land, ADOT does not issue a title. The title is surrendered and an Affidavit of Affixture is recorded with the county.
Parks and leased land
Lot leases, park rules, resident approval and whether the home can stay in place are often the deciding factors for a home in a community.
Moving the home
Relocation can involve condition, transport, route, permits, destination, utilities and site prep. Not every home is a practical candidate.
