We underwrite the home
We check recent park and land-owned sales in your market, the park's lot rent and buyer requirements, and repair costs for the roof, floors, HVAC and cooler. Older pre-1976 homes and RV-zoned park models are valued differently, we tell you which category yours falls in.

We respond with a written cash offer
You get the number in writing plus how we arrived at it. Ask anything. There is no obligation and no penalty for saying no or thinking about it for a month.

Paperwork, park approval, title
If you accept, we submit the park application, order the MVD title search, clear liens or unpaid personal property taxes, and coordinate probate or small-estate affidavits if the owner has passed. Homes affixed to land close through an Arizona title company.

Close and get funded
Timing depends on community approval and Arizona MVD title processing, neither of which we control, so we will not quote you a date we cannot stand behind. You pick the closing date within what those steps allow. Funds go out by wire or cashier's check, and lot rent stops being your responsibility the day ownership transfers.
