A parent passed and left a home in a Sun City or Apache Junction park. Lot rent keeps billing, the park wants the space cleaned out, and the title is still in their name. We work with small-estate affidavits and probate attorneys and buy with the contents inside.

The title is lost or wrong

Arizona mobile homes are titled through MVD. Lost titles, missing signatures, an ex-spouse on the record, or a home affixed to land without an affidavit of affixture, all solvable. We start the search before you spend a dollar.

You're behind on lot rent

If the park has posted a notice, time matters. We can often close before the eviction date and pay the arrears out of the purchase so you walk away clean instead of losing the home to abandonment.

The home needs serious repairs

Monsoon roof damage, swamp cooler failure, dead A/C in a Phoenix summer, soft subfloor, plumbing under the belly, fire or smoke damage. We buy at condition and never ask you to fix anything first.

You're relocating or moving to care

Job transfer, moving in with family, or moving into assisted living. We close on your timeline and can let you stay a couple weeks after closing to finish moving out.

It's a rental you're done with

Tenant damage, unpaid rent, an occupied home you can't get into. We buy occupied and handle it after closing, you don't have to run the eviction first.

You need to sell fast for cash

Divorce, medical bills, a foreclosure or repossession threat on a chattel loan. Tell us the deadline and we'll tell you honestly whether we can beat it.

The home has to be moved

Park closing, land sale, or a family member wants the lot back. We evaluate move-off value including transport and set-up, which most buyers never price correctly.
