Selling a home on a rented lot, step by step

Confirm what you actually own

On a leased lot you own the home only, titled as personal property through the Arizona MVD. The lot stays with the community and transfers by a new lease, not by deed.

Pull the title and lot status

You need the MVD title (or a replacement), the lien status if there is a chattel loan, and a current lot rent balance from the park office. We can request all three for you.

Get park approval for the buyer

Most Arizona communities screen the incoming resident. We apply as the buyer so a sale never dies on someone else's application.

Sign the title over at closing

The title is signed, any lien release is recorded, taxes and back lot rent are cleared from proceeds, and you get the remainder. No agent, no repairs.

Common questions

Can I sell a mobile home in Arizona if I do not own the land?
Yes. A home on a leased lot is personal property titled through the Arizona MVD, so you sell it by transferring the title, the same way you would a vehicle. The park lease is handled separately, with the community approving the incoming resident.
Do I need the park's permission to sell?
You do not need permission to sell the home, but the community does get to approve who lives there. That is why sales on leased lots fall apart so often. We apply for approval ourselves as the buyer.
What paperwork does the MVD require?
The signed Arizona certificate of title, a lien release if there was a loan, and a personal property tax clearance from the county assessor before the title can be transferred. If the title is lost, a duplicate can be ordered from MVD.
What if I owe back lot rent or property taxes?
Those balances are normally paid out of the sale at closing. Tell us the amounts up front and the offer reflects them, so nothing surprises you at the table.
Can I move the home instead of selling it in place?
Sometimes, but a move needs an MVD 96-0500 movement permit, tax clearance, a licensed transporter, and a community willing to accept the home. Homes built before June 1976 and older single-wides usually cost more to move than they are worth, which is why selling in place is normally the better number.
How fast can you close on a home with no land?
The timeline is driven by community approval and Arizona MVD title processing rather than by us, so we will not quote you a fixed number of days. If you have a deadline, say so and we will tell you honestly whether it looks realistic.
