Different parts of Arizona bring different considerations. These notes are informational, they are not a claim that we have purchased a home in every city listed.
Phoenix metro
Maricopa and Pinal counties hold the largest concentration of park-lot manufactured housing in Arizona, running from 1960s single sections along Grand Avenue and Apache Trail to double sections in age-restricted communities in Sun City, Mesa and Apache Junction. Most homes here sit on a leased lot, which means the sale turns on the community's rules as much as on the home itself.

Southern Arizona
Pima, Cochise and Santa Cruz counties look different from the Valley. A large share of the manufactured housing here sits on privately owned desert acreage rather than in a leased-lot community, which moves the important questions away from park rules and toward land, water, access and whether the home was ever legally attached to the parcel.

Northern Arizona
Coconino, Yavapai, Navajo and Apache counties are a different climate and a different housing stock from the low desert. Homes here contend with snow load, freezing water lines and seasonal access rather than summer cooling failure, and a meaningful share of the region's manufactured homes sit on rural parcels or on tribal land where the ordinary county process does not apply.

Western Arizona
Yuma, La Paz and Mohave counties run on a seasonal calendar that no other part of the state shares. Winter visitor communities fill from roughly November through March and empty out for the summer, and the housing stock includes a heavy mix of park models and recreational vehicles alongside true manufactured homes. Sorting out which one you actually own is the first task here more often than anywhere else in Arizona.
